What is the deal exactly, with One Percent Realty?

At One Percent Realty, we offer full real estate service while helping sellers reduce the amount they pay in commission fees. In terms of service, marketing, and exposure, we are comparable to traditional real estate brokerages. Your property is listed on MLS®, REALTOR.ca, and other major real estate websites. We provide professional marketing, signage (where permitted), showings, open houses, negotiation services, contract management, and guidance from listing to possession day. The difference is simple: you receive full professional service without paying unnecessarily high commissions.

What do you charge?

For residential properties priced at $500,000 and under, we charge a flat fee of $5,000 plus GST. For residential properties over $500,000, we charge 1% of the sale price plus GST. The seller decides what they wish to offer the buyer’s agent, starting with an equal commission of 1%. For commercial properties, farms, or development opportunities, please contact us directly for a customized consultation.

Are your listings on MLS® and realtor.ca?

Yes. Your property receives full MLS® exposure and appears on REALTOR.ca just like listings from traditional brokerages.

What if a buyer has his own agent? Do I have to pay them?

The seller chooses the amount they wish to offer a cooperating buyer’s agent. Many sellers choose to start with an equal commission of 1%, but the decision is entirely yours. Offering compensation to a buyer’s agent can help encourage cooperation and maximize exposure to qualified buyers in the marketplace. As a matter of passing interest, well over 80% of our listing sales in Alberta were sold by Cooperating outside agents through the Multiple Listing Service. If an agent tells you that our listings are not sold by other agents, they are simply lying. We have years of MLS® statistics across Canada to prove it.

Other agents have told me that if I list with One Percent Realty, agents from other companies will not show my house because they don't get the same amount of money. Do agents boycott your listings?

Our listings are shown and sold by cooperating REALTORS® every day. Your property is marketed through the same MLS® system and online platforms used by traditional brokerages, ensuring that buyers and agents searching in your area see your home alongside all competing listings. At the end of the day, buyers are looking for the right home—not the name on the sign. If your property is priced correctly, marketed effectively, and presents well, it will attract attention regardless of which brokerage is representing it. Over the years, more than 80% of our listings across Canada have been sold by cooperating REALTORS®. Would some agents prefer to earn a higher commission? Perhaps. But the reality is that buyers expect their agents to show them all suitable properties that meet their needs, and our listings are visible everywhere buyers are searching. Every listing we represent receives exposure through MLS®, leading real estate websites, professional signage, social media marketing, and open houses when appropriate. If a buyer is searching in your neighbourhood, they will know your property is available. Buyers do not pay the real estate commission—the seller does. Most buyers simply want the home that best fits their needs, lifestyle, and budget. They are comparing all available options on the market before making a decision. If an agent chooses not to show a suitable property, many buyers will seek out the information themselves or contact us directly. The proof is in the results. Are there any hidden fees?

When you sign the standard Multiple Listing contract with us, it lays out exactly the commission cost to you. We believe in transparency, and you are never obligated to pay fees that were not agreed to in advance.

What if I want to do 'even more' advertising than my 1% agent's marketing plan?

Yes. If you would like to add additional advertising or custom marketing beyond the standard marketing plan, we can certainly discuss those options with you in advance. You are in control of the advertising of your home. If you want additional advertising beyond the marketing plan of your 1% agent that is certainly a possible and your 1% agent will discuss any additional expense with you.
