What is a Comparative Market Analysis?
Also known as a CMA, this tool is used by most Agents to determine your home's value. This is determined by the sale prices, square footage, development, interior and exterior upgrades, condition, number of bedrooms, location, and overall presentation of other sold homes.
Ultimately, buyers determine value by what they are
willing to pay for a property. Sellers can price at any price they want, but they may not sell.
The Price a home sells for is really determined by what a Buyer is willing to pay. This is why I will discuss the condition and presentation of your home with you when we meet.
There is nothing worse than being behind the 8-ball when selling and chasing the market down because your price was too high to start.

I will prepare a Comparative Market Analysis to determine your property's value and create a Net Sheet so you know exactly what you will be walking away with after the sale.
With Flat Fee Commission, planning is much easier!
If we are proceeding, I will help you prepare for listing and can also put you in touch with any Contractors, painters, or electricians. etc.. if required.
Once your property is ready, you can have it staged if you choose. After Staging, I will book the Professional Photos and the RMS Measuring, and we are ready to go! Your showings will start quickly after we are live.
